Why ANSI Z765 matters
ANSI Z765 is the national standard for measuring single-family homes. It defines exactly what counts as living area, how walls are measured, and how the total is reported, so two people measuring the same house get the same number.
Since April 2022, Fannie Mae has required appraisers to measure homes using ANSI Z765 in the appraisals delivered to it. When your listing uses the same standard, the number a buyer sees in the MLS is far less likely to be contradicted later in the transaction.
